My Most Difficult Sale
The most difficult real estate sale that I had was a mobile home way back in 2015. California makes mobile home sales very difficult for both buyers and sellers. In California, mobile homes are sold not as real estate properties, they're sold as personal properties like cars. It was a long process and lending was difficult. You have to go to specific lenders and most of them don't give 95% loans. Non-conventional lenders want you to put a significant amount of money down and the rate would be 2 to 4 points higher than a conventional loan on real property.
